Our inspection report is a computer-generated, narrative report, and it includes photos of inaccessible deficiencies.  The following systems are inspected:

Septic Evaluations:           <top>
 
All septic inspections are conducted by certified inspectors in accordance with state standards.
 
In ME, our inspectors are certified by The Maine Department of Human Services, Division of Health Engineering (DHE) in their voluntary septic training program.  
 
In NH, we follow the standards of the Granite state Designers & Installers Association. 
 
In MA, the state requires the seller to have a Title 5 Septic Inspection PRIOR to listing a home.  (OmniSpect does NOT perform Title 5 Inspections on behalf of the seller.)  We will perform a septic inspection for the buyer if requested.  NOTE:  Title 5 inspections are NOT as thorough as our septic inspections.  In most cases they never dig inspection pits in the field which is the most important thing to inspect.  A septic system could be months away from failure but pass a Title 5 Inspection.
 
Our Standards of Practice and guidelines for septic inspections: 
  • A review of the septic design plans (if provided to us by our client prior to the start of our inspection)  to determine the age, design, and location of the system.
  • An inspection of the internal plumbing of the home is completed to insure that all plumbing is properly connected to the system.
  • An inspection of the septic tank is conducted to determine the solids level and to insure that the tank is functioning as designed.  This requires some excavation to locate and open the tank cover.
  • The system's leach field is located and an inspection of the field and its perimeter is conducted to determine if it is functioning properly. This involves excavating down to the bottom of the field and inspecting the bed/bio-mat.
  • The inspector reports on the status of the system including photos.
 
 
Wood Destroying Insect Inspection:          <top>
  
Our WDI Inspections are performed by a trained and registered pest inspector. The inspection is a visual inspection of the readily accessible areas of the structure including attics and crawlspaces.
 
Wood destroying insects include:  termites, carpenter ants, carpenter bees, and re-infesting wood boring beetles.
 
Upon completion of the inspection, the client is given the NPMA-33 Form: Wood Destroying Insect Inspection Report, which may be required for HUD, VA, FHA or private lenders.
